FREQUENTLY ASKED QUESTIONS

To access the wifi you need to buy your own router from any main brand and plug it into the ethernet port closest to the window in your apartment.

The exterior door code is 56398!

Your stove top is an induction stove top, which means that only magnetic bottom pots/pans will work. It also will not turn on if a pot/pan is not on the burner as a safeguard!

Rent is due on the first of each month and we give a 4-day grace period after. You can pay rent here!

Since you are one of the first people living in your apartment, the rubber stopper in the sink might be slowing it down from draining. Try stretching it out or submitting a work order for help from our Maintenance Technician!

Construction Update

Brace yourself for a remarkable change! The North side of our building is currently undergoing a complete renovation, unveiling new floor plans and commercial space for a beloved snack shop. Stay tuned for more details!

With the addition of the north end of the building, we will be adding a putting green once it is complete!

PARKING REGULATIONS

  • All residents must add a parking pass to their lease agreement and obtain a digital parking permit before parking in the complex’s lot. 
  • Unauthorized parking is strictly prohibited, and illegally parked cars may be booted or towed by University Parking Enforcement at night. 
  • Currently there is no overnight guest parking, guests may park in the lot during the day but may be booted/towed if the car is left overnight. 

NO SMOKING POLICY

  • Smoking is strictly prohibited inside the building and within a 25-foot radius of the property. 
  • Smoking fines of $200 will be imposed for each incident of violation. 
  • Residents are responsible for their guests, if guests are caught smoking, the fine will be imposed on the resident. 

PET/ANIMAL POLICY

  • We welcome your pets and animals, but responsible ownership is essential. 
  • Dogs must be leashed inside the building, and owners are responsible for cleaning up after them outside. 
  • A $50 fine will be imposed for not cleaning up after your animal 
  • A $200 fine will be charged if pet waste is found inside the building. 
  • All pets must be added to the lease agreement before bringing them onto the property to avoid a $200 unauthorized pet fee. 
  • Animals must be kept in the resident’s assigned apartment and may not roam freely within the building. 
  • Pets are not allowed in any common area space besides the lobby. ESA may only be in the common areas of the unit if under the direct supervision and control of their owner. 
  • Resident must keep the apartment and building free from animal hair.
  • Accommodate reasonable requests from other residents or management regarding concerns related to animals. 
  • Animals must not be a nuisance to other residents. 
  • Animals may not be left alone in the unit or room for an unreasonable length of time. 
  • Notify management if any animal urinates, defecates, or has any other bodily discharge on carpeted areas. Costs associated with cleaning or replacement will be the responsibility of the resident. 
  • Animals may not exhibit aggressive tendencies towards any person or other animal on the premises. Animal owners are 100% responsible for their animal. 
  • Any animal that exhibits aggressive tendencies will result in an eviction for the animal owner and all occupants as it is a safety issue. 
  • We understand dogs may bark occasionally but they should not disturb the peaceful enjoyment of the community.  
  • Management may assign specific areas for animals to urinate or defecate. 
  • Animals must not have a history of aggressive behavior or involvement with animal control or police. Notify management of any such event.
  • Guests may not have animals within the community without prior consent of management. 
  • No animals may be within the community or in any unit without written approval from management. 
  • Violation of these rules may result in immediate eviction. Warnings are not guaranteed. As mentioned before, a $200 fine will be strictly enforced for unauthorized animals. 
  • A maximum of 2 animals shall be allowed per apartment. 
  • Pets should only do their “business” in the bark surrounding the gym area. 
  • Pets should not urinate or defecate on grass areas, as it can harm the grass with excess nitrogen. 
  • Residents may have fish as pets with no charge but may not have an excessively large tank that could be a potential damage to the property if it leaks. 
  • Only typical house pets, Cats and Dogs, are allowed. No reptiles will be permitted as pets. Please speak with management for any exceptions or questions. 

DUMPSTER & TRASH DISPOSAL

For tenants needing extra storage space, the building also has a number of large, on-site storage units available. No need to worry about running out of space! Contact us to get details about our storage availability.

MAINTENANCE REQUESTS

  • Report any issues or maintenance requests promptly via work order. 
  • Do not contact maintenance directly. 
  • In case of a real emergency after hours, text the number 801-678-7984. Do not call this number for non-emergencies; instead, submit a work order online. 

FITNESS CENTER USAGE

  • The fitness center is intended for use by individuals with sufficient maturity and discretion to ensure proper equipment usage.
